Looking for Offices & Shops In Japan

1. Property Search
What are your priorities? Here are some things to consider:

Location
Office - Distance from the closest station, access to customers and
employee's commute, convenience for other transportation and the surrounding environment etc.

Shops - Popularity of neighborhood, rival shops in the vicinity, traffic (people, cars),
distance to the nearest station, and other transportation.

Space
Office How many people?will the space fit? A standard office space, including public
space, is estimated at about two to three tsubos per person. (one square meter is equal to 0.3025 tsubo)
How many tsubos do you need given the size of your current office, your organizational structure? what is the the possibility for an increase in your staff in the near the future?

Budget
You should calculate not just the rent but also the whole budget. Rent,
maintenance fee, guarantee money or deposit, and agent commission, etc. Other costs:
Interior cost, new equipment cost, moving expenses, cost of new corporate profile material etc.

Equipment
Office air-conditioning equipment, security system, cabling system (OA floor), optical fiber, number of lines, capacitance, parking lot, floor loading, a condition of earthquake-proof, and building use time.
Shops and Restaurant capacitance and capacity of gas, a condition of usage by the government (Yoto), air-conditioning systems, ventilation systems etc.

Tell your agent what kind of shop or restaurant you want to open before visiting the property because some properties have restrictions on what you can sell (For example, sale of alcohol is not allowed on some premises).
Also, ask your agent how to put a sign on the building or at the building entrance to advertise your shop or restaurant.


2. Visiting Properties
Ask your agent about the size of the property. You can also measure the floor area once you get there. The area might sometimes be a structural area as one unit per each floor. Sometimes the floor area also includes the stairs and the balcony. Check the building management. You must pay consumption tax on the rent of a shop or restaurant, unlike the rent of an apartment.

When you find a property you like, put in an application to rent it out. A lease contract will be drawn up once you and the owner settle all the conditions.

There is some extra good condition of the office, such as some free charge of the rent.
Always negotiate on the price and other conditions, however, if the building is new or in a good location, this may be difficult.
