Checklist for Viewing Houses and Apartments
1. Remove Your Shoes
Remove your shoes when you enter the building unless the agent tells you otherwise.
2. Brightness
Note the direction of the incoming light in regards to the layout of the residence. What direction does the sun rise and set?
The agent occasionally has the magnet, and a compass is printed on the floor plan document.
3. Size of Room
If you are concerned about fitting your furniture in the room, please measure the room. View the size of the garage/parking area, too.
4. Equipment Check
Does the house have the appliances you desire, both in type and brand? Is there anything you want that is not in the house, such as a microwave?
5. Air Conditioning-Heating
Is there air conditioning? Check to see whether it is central or an individual machine. Some older units may create a loud noise when they are in operation.
6. Public Utility Rate
Find out how much the deposit, move in or initial fee will be for your utilities. Also, find out what utilities you must pay
for separately, such as hot water, water, gas, electricity and cable or satellite TV.
7. Neighborhood
What is the local station? How close is a shopping area? Check the location of the school bus stop if you have school age children.
Are there any vacant lots scheduled for construction in the area? Is the area noisy or quiet? Is it near a busy street,
train or subway station, school or bus stops? How close is it to a park or sports facility?
8. Neighbors
Who are your neighbors? You can often check by seeing the name plates on their houses. Occasionally, the owner lives in the
same building, however, usually the building is for rental only.
9. Construction of the Building
Check the overall construction of the building. Do you have children that might create noise for the downstairs neighbors?
Will the walls and floors be sound proof enough to not create a nuisance?
10. Electricity
Make sure the wattage and amperage is correct for your equipment. Check the type and number of electrical outlets.
11. Storage
Confirm the existence, location and size of storage or trunk room.
12. Lighting
Check the lighting. Is it sufficient for you? Do you need to provide any fixtures?
13. Curtains
Usually there are no curtains. Sometimes the previous tenant will leave curtains and the owner will leave them hanging. You
may need to purchase curtains.
14. Water Pressure and Drains
Check the water pressure. Is it sufficient enough for your needs? Does the water drain properly? Check for signs of leakage under
the sinks and in the bathrooms. Don't forget to check the showers.
15. Pets
Please notify your agent if you have a pet of any kind before you begin looking. You'll need to tell them the number,
type, size and possibly breed of your animal. You may be refused if you don't obtain prior permission.
Please take care to verify the above items before moving in.
